In Turkey, tenant-landlord disputes have become an increasingly common issue in recent years. The main reasons for these disputes include rent increases, tenant eviction, maintenance and repairs of the rented property, and misuse of the property by the tenant.
Rent increases are one of the most significant reasons for disputes. In Turkey, rent increases are annually adjusted based on the Consumer Price Index (CPI). However, recent inflation has led to increases in rent. This situation results in conflicts as tenants struggle to cover their rent, and landlords seek to increase rental income.
Another important issue leading to disputes is tenant eviction. Landlords may present various reasons to evict tenants after the end of the lease agreement. These reasons may include non-payment of rent, improper use of the property, and fulfillment of termination conditions specified in the lease agreement. Tenants, on the other hand, may resort to various legal measures to avoid eviction.
Misuse of the rented property by the tenant is another factor that can lead to disputes. Tenants should use the rented property with care and avoid causing damage. Landlords, claiming that tenants are misusing the property, may initiate eviction proceedings. Before resorting to legal measures in tenant disputes, seeking legal advice from an attorney can be beneficial. An attorney can provide information about tenants' rights and legal avenues.
To prevent tenant disputes, it is essential for both parties to understand their responsibilities and carefully read the lease agreement. The lease agreement should explicitly state matters such as rent increases, tenant eviction, and maintenance and repairs of the rented property. Tenant disputes can adversely affect both tenants and landlords. Therefore, understanding responsibilities and attempting to reach an agreement is crucial for all parties involved.
